Bellflower-based commercial construction & development company Howard CDM is seeking a reliable and team-oriented Project Manager to join our growing firm. As a Project Manager at Howard CDM, you will have the opportunity to work on exciting projects in a variety of market sectors. The ideal candidate is an eloquent communicator that can adapt to different personalities and various jobsite conditions. The Project Manager will be responsible for planning, executing, and evaluating construction projects according to predetermined timelines and budgets while working in collaboration with the assigned project team to ensure quality and timely completion of the project. The Project Manager must be able to assess problems and make informed decisions on behalf of Howard CDM’s goals and is directly accountable for the safety and financial performance of the project.

DUTIES AND RESPONSIBILITIES

  • Manage project development from initiation to closure; this includes costs, schedules, safety, and closeout
  • Monitor quality assurance
  • Work with the client to outline scope, goals, deliverables, required resources, budget and timing
  • Develop, build, and maintain a strong and professional relationship with owners, architects and subcontractors
  • Prepare RFP’s, level bids and negotiate costs
  • Prepare and manage project budget and schedule
  • Prepare and manage design and construction contracts
  • Track and report on project milestones and provide status reports to owner
  • Clearly communicate to team members and act as a mediator between stakeholders and the team
  • Lead, coach and motivate project team members
  • Develop tools and best practices for project management and execution
  • Ensure all documents are archived following project completion
  • Compile and process monthly progress billings, administering change orders
  • Support your team in other necessary duties determined as-needed

REQUIREMENTS

  • A bachelor’s degree (preferably in Construction Management, Building Construction, Civil Engineering or related field) or 7 years of position-related experience
  • Experience in dealing with subcontracts, subcontractors and self-perform work
  • Strong leadership abilities with the ability to coordinate work on multiple facets of a project
  • Effective presentation, interpersonal, organizational and communication skills
  • Good time management and multitasking abilities
  • Proficiency in Microsoft Office (Word, Excel, Outlook), Microsoft Project, and other project-related software such as Sage 300 and BlueBeam
  • Thorough knowledge of commercial construction activities and business management, along with a working knowledge of state contractor’s license law, legal issues and safety standards
  • Valid California Driver’s License Required

COMPENSATION AND BENEFITS

    • Reporting to our HQ in Bellflower as well as visiting relevant construction sites as needed

The Director of Marketing and Business Development’s responsibilities include but are not limited to developing and implementing strategies to strengthen the company’s market presence and continue to maximize revenues while honoring Howard CDM’s workplace culture. To be successful in this role, the candidate must be highly self-motivated, proactive, and have a working knowledge of current marketing tools and strategies needed to execute successful marketing campaigns.

DUTIES AND RESPONSIBILITIES

  • Design and implement comprehensive marketing strategies to create awareness of the company’s business activities
  • Ensure our brand message is strong and consistent across all channels and marketing efforts (events, email campaigns, web pages, social media, and physical promotional material)
  • Identify, lead, and manage opportunities to reach new market segments and expand market share
  • Identify, pursue, and otherwise manage lead generation and execution
  • Analyze marketing data including campaign results, conversion rates, and online traffic to improve future marketing strategies and campaigns based on total ROI
  • Produce and organize valuable content for the company’s online presence, editorial design, and publications
  • Participate in the planning of company objectives, routinely monitor progress, and submit performance reports
  • Perform additional assignments as requested by the President and Executive Vice President

REQUIREMENTS

  • 10+ years’ experience overseeing marketing efforts at a Managerial or Directorial level within the Construction, Engineering, or other closely related industry
    • Sales Experience a major plus
  • Experience running successful marketing campaigns
  • Strong knowledge of SEO + SEM analytics
  • Excellent time management & organization skills
  • Knowledge of relevant software: CRM, Email Marketing, Social Media management, CMS
  • Excellent time management & organization skills
  • Bachelor’s in Marketing (or closely related field)
    • Master’s a plus but not required
  • Proficient with Microsoft Office Suite (Outlook, Word, Excel) Required
  • Valid California Driver’s License Required

COMPENSATION AND BENEFITS

  • $95,000 – $120,000 annually

How We Determine What We Pay:

Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate’s region/town/cost of living.

For new hires, we strive to make competitive offers allowing the new employee room for future growth. Salaries will be based on the applicant’s location, level of experience, education, and specialized knowledge and skills. Additionally, we consider the external market rate, the amount we have budgeted internally, and internal equity within the company for the same position. An employee/candidate with a stronger skill set will receive higher pay.
